In both ancient and modern Greek the word “orkos” means an oath, pledge or promise. Orkos was also a minor deity in ancient times: protecting those who upheld their oaths and punishing those who didn’t. Since 1996 the Orkos Village Hotel has taken an oath to offer its guests a uniquely relaxing and unforgettable holiday experience.
Naxos, the isle of Ariadne also known as “little Crete” due to its wealth of diverse landscapes and vistas, has a population of approximately 18,000 permanent residents. Among the many surprises in store for visitors to this unusually green island in the Cyclades group are cascading waterfalls, hidden archaeological treasures, and wonderful beaches ranging from lively party atmospheres to secluded romantic coves. |

The highest mountain, Zeus peak at 2300m, looms over an agricultural cornucopia and vast uninhabited regions perfect for nature walks or horse riding. There are 30 charming villages around the island each waiting to offer the visitor its own unique welcome.
Location: The hotel is located 6 km south of the main port town or “Chora” on the western coast of the island. The facility is 300m from the very long “Plaka” beach and 800m to the south you encounter the beautiful beaches of “Mikri Vigla” offering a surf-school, two super markets and a variety of taverns. Even further south you can explore more long sandy beaches such as “Kastraki”, “Glifada” and “Aliko”. Just 150m from the hotel you will discover a series of small private coves between the rocks, perfect for swimming and snorkelling.
Road access/ public transport: The distance to the hotel by car is 18km via the main paved road from Chora passing through the villages of Tripodes and Glinado.

There is also a more direct route over 3km of new asphalt and 4km dirt farm road (7km total, expected to be paved in the near future). There are two bus terminals nearby: one in Mikri Vigla and the other 1km up Plaka beach which offers hourly bus service to the main town in season.
Air and Sea Connections: There is one flight from/to Athens daily year round and two flights daily in season. The flight time is approximately 30 minutes. There are 2-3 ships (F/B) daily from/to Athens year round and the travel time ranges between 5-7 hours depending on the vessel and route. During the season additional service is provided by high speed ferries and flying cats/sea jets (passengers only) providing service to Athens in approximately 3 hours as well as daily connections to other popular Cycladic islands such as Mykonos, Paros and Santorini.

Area description: Orkos Village Hotel is situated in one of the island’s most prestigious residential areas. There are lovely private residences owned by people of many different nationalities, two small studio complexes and one tavern. The zoning laws do not permit mass-tourism developments in this area; also further residential building permits have not been issued so it is very quiet.
Hotel description: Orkos Village Hotel (2*) is a charming example of classic Cycladic architecture. Situated on a slope overlooking the sea the complex consists of one large main building surrounded by clusters of bungalows. All of these structures are connected by walled stairs and paths made of native stone.
The central building houses the reception, bar and snack-bar on the ground floor (seating capacity 30-40 pax) with a small kitchen for serving buffet breakfast, salads and sandwiches.

On the first floor there is a spacious lounge surrounded by a large veranda. This 1st floor space (75m2 interior) is perfect for hosting seminars or social gatherings with a capacity of 25-75 persons, and is equipped with tables and chairs that can be arranged or removed to suit the occasion as well as a full kitchen for an extensive menu. There is also a partially covered exterior dance patio with amphitheatre seating.
Accommodation consists of 26 studios arranged in duplex fashion (one ground floor unit with another above). Each individual unit is equipped with a kitchenette (2 burner hot-plate, sink, fridge). Throughout Naxos, with the exception of Chora, no structure can be more than 2 floors plus basement. All of the structures in the hotel complex adhere to that rule and have unobstructed views of the sea and sunset.

Structural and Property Specifications: The total ground area is 8000m2 with a 100m drive connecting the complex to the coastal road. The studios were built in 1988-1989 and the central building and other features such as a laundry facility with two professional washers and a sheltered drying area were completed in 1996, when the complex was upgraded to a 2* hotel. The total living area is 1064m2 and the current license allows for structural expansion of an additional 682m. All of the structures are seismically sound and have been erected in adherence to Greek law using iron reinforced concrete. No earthquakes have been reported in the Naxos area in the island’s recorded history.

There is an independent septic system and a municipal sewer system is being planned. There is ample parking for visitors and staff. The entire complex is landscaped with both gardens and structures very well maintained. The official operating license issued by EOT (Hellenic National Tourist Organisation) is valid until 2015 at which time it comes up for renewal. There are government subsidies available for the renovation of hotels in operation for over 10 years that can cover at least 40% of budgeted improvements in the event that any are desired or required.
Operation: First opened in 1990 the hotel has been operated exclusively by its owner. We have a long standing relationship with SKR (Studien-Kontaktreisen, Bonn-Godesberg) and have worked to cultivate our own private clientele to supplement the groups. |
Due to the owner’s age and illness the hotel was closed at the end of the 2005 season. For the past two years legislation has been pending that would allow the sale of individual studio units however there is no definite effective date set. As such Orkos Village Hotel is now being placed on the market as a whole.
Projected Area Development
Naxos: Construction of an international airport is slated in the near future. Naxos was favoured as the location for this airport due to its as of yet undeveloped expanses and beaches.
Orkos Area: Our facility holds the ONLY hotel license in the area and no further hotel licenses are to be issued. The increased tourism in Plaka to the north and Mikri Bigla to the south, and the near completion of the direct road to Chora will all contribute to the exclusivity and unique character of this property.
